An office that works for the work, not just for the lease.
Tenant improvements for small businesses — Memphis, Germantown, Southaven and everywhere your employees actually sit.
An office build-out turns a bare commercial space into a place people can work. It involves the same discipline as residential work plus commercial codes, fire and life-safety requirements, and the fact that someone else's building is being modified. We handle that part so you can focus on running your business.

The work that turns a lease into an office.
-
Demolition to the slab
Existing partitions, ceilings, flooring and sometimes mechanical. We verify what is actually there before anyone starts pricing from a floor plan drawing.
-
Life safety and code
Commercial egress, exit signage, fire extinguisher placement, sprinkler clearances and occupancy. These are non-negotiable and they affect your layout more than any finish decision.
-
MEP coordination
Power, data, HVAC and plumbing for a space that was not designed for it. Adding a circuit or moving a diffuser costs more than the fixture it serves — plan for it early.
-
Landlord and building approval
Most leases require a landlord-approved contractor and sometimes a separate permit from the building. We work through that process instead of discovering it after demo.
From lease signing to people working in it.
-
Site walk and existing conditions
We document what is actually in the space — above the ceiling, behind the walls, in the slab. This is where the budget surprises come from.
-
Test fit and scope
You get a layout that fits your headcount and workflow, then a scope with the work broken out by trade.
-
Permits and approvals
We handle building permits and coordinate with your landlord. Some jurisdictions require the permit to be pulled by the building owner.
-
Build and fit-out
Walls, ceiling, floor, lighting, HVAC, restrooms, signage and furniture layout. We schedule around your business hours where possible.
Where build-out budgets actually go.
If you are comparing build-out bids, ask each contractor to show you the same scope in writing. The cheapest number is usually the one missing the electrical, the restrooms or the permits — and it reappears as a change order later.
What business owners ask before signing a lease.
How early should I involve a contractor?
Before you sign, if you can. Knowing the build-out cost before the lease is signed changes the negotiation. After signing it is still worth it — but you have less leverage on rent.
Do you handle permits?
Yes, including coordinating with the landlord where the building requires an owner-pulled permit or an approved contractor list. This varies by municipality in the Memphis area.
Can you work around our business hours?
Often, yes. Many small offices need noisy or dusty work done outside business hours. We plan the sequence so you are not closed unnecessarily.
Do you do smaller projects in the same space?
Yes — a single suite build-out, a conference room, a reception area or a restroom refresh all work as stand-alone projects.
Can you help with furniture and IT?
We can coordinate layout, power and data so the space is ready to furnish. Purchasing furniture is separate, but we can build to a furniture schedule you provide.
What this actually looks like finished.

Planning a build-out?
Send us the lease layout or a photo of the space and we will tell you what the build-out involves and what it depends on.
